Boulder City is the sleeper pick. It's 15 miles south of downtown, technically a different city. Vegas residents almost never search it. Even during peak season, Boulder City often has availability when the valley is completely booked. 20-30 minute drive, but worth it if nothing is opening for weeks.
Avoid the holiday weeks. Thanksgiving week, Christmas/New Year stretch, Spring Break weeks — these are chaos in Las Vegas. Thanksgiving week and the first week of January are especially bad. If possible, schedule around them entirely.
October and November are your easy months. Summer (June-August) is difficult. Spring (March-May) is moderate. Fall (September-November) is the easiest window of the year. If you have flexibility, waiting until October makes a dramatic difference.
